Property Manager
The Timberline is a boutique motel in Leadville, Colorado, known for its modern, nature-inspired design and exceptional guest experience. Our property includes 15 rooms and a three-bedroom, three-bath loft, providing a unique and welcoming stay for travelers. We are passionate about creating a positive work environment and are looking for a dedicated Property Manager to be the anchor of our operations.
Job Description
We’re seeking a full-time Property Manager to lead our team and keep the property at its best. This is a working manager role, not an office job: you’ll clean rooms alongside the team most days, and in the slow season you’ll fill coverage gaps yourself — it’s how we keep our core team’s hours steady without leaning on outside help. It’s your responsibility to make sure all rooms are cleaned, all laundry is done, and the property is guest-ready — every single day.
Schedule
- Thursday – Monday, roughly 8:30 AM – 4:00 PM, lighter in the off-season
- Flexibility needed for early snow removal in winter or heavy laundry days
Key Responsibilities
- Lead a cleaning team of 4–8 people (depending on season), ensuring high standards of cleanliness and guest satisfaction.
- Hire, interview, and train team members.
- Set the weekly schedule, confirm hours and timesheets, and direct the team each day.
- Clean rooms and run laundry alongside the team, and cover shifts solo on slow days.
- Manage inventory and supplies — cleaning supplies, guest items, and linens stocked and organized.
- Maintain outdoor areas, including plant care, walkways, fire pits, and snow removal.
- Handle small maintenance issues — we have a dedicated maintenance person for the bigger ones.
- Lift up to 50 lbs and work efficiently within quick turnaround times.
What We’re Looking For
- Experience in housekeeping, hospitality, or property operations — plus some experience leading people.
- Dependable, proactive, and highly organized — someone who leads by example and stays calm in the face of daily surprises.
- Self-motivated and able to work with little supervision — while the owners are here to support you, this is your team.
- Comfortable with digital tools for scheduling and team communication.
- Flexible and adaptable to seasonal demands.
- Fluent in English (additional languages are a plus).
- Positive, outdoors-loving personality, excited about mountain-town living.
- Available ASAP.
Compensation and Benefits:
- Annual Salary: $32,000–$35,000, depending on experience.
- Onsite Housing Available: rent-free 1-bedroom apartment with all utilities and high-speed WiFi included.
- Monthly bonus based on hotel performance — bigger in busy season.
- Healthcare: we pay your monthly membership at a local direct primary care clinic in town.
- Paid time off: 15 vacation days per year plus paid sick leave per Colorado law (vacation not permitted July 1 – August 31 due to peak season).
- $60/month phone stipend.
- Extra shifts beyond your regular schedule are compensated additionally.
- Season tickets to the Tabor Opera House for employees.
- Free membership to the Get Outdoors Leadville Gear Library for outdoor gear rentals to explore the stunning local wilderness.
- Housing Policy: The property manager may have a partner live onsite, but housing is not available for children. Pets are considered on a case-by-case basis.
