The Timberline is a contactless, but high-support motel. That means you can check in and stay without ever having to interact—or stop by the office to chat, get tips, or ask for anything you need. We’re in the office daily from 9:30–10:30 AM and 3:30–6:30 PM, or you can always call or text.

Booking directly through our website? You can cancel for free up to 72 hours before check-in.
Need to cancel? Just reply to your confirmation email or use the contact form above.

If you booked through a third-party platform like Airbnb or Expedia, their cancellation policies apply—please be sure check the listing details for specifics.

We are! Well, dog-friendly, that is. We allow dogs under 80 lbs, up to two per room. We ask that you never leave your dog in your room unattended and that barking is kept to a minimum. We charge an additional cleaning fee ($25 for pre-renovated rooms, $50 for renovated) to ensure our team has time to deep clean each room between reservations. No one wants a dog-friendly hotel that actually feels dog friendly 😉

There is no check-in! When you make your reservation, you will receive a confirmation email with your room number and key code for your stay. Your code will activate at 4 PM on your check-in day and stop at 10 AM the day you checkout. We’ll also send you an automated text the morning of check-in to remind you of this info.

This is the scrutiny deposit. It is a hold, not a charge, and is only charged if there is significant damage to your room during your stay. This drops off 7 days after checkout; if you’d like it removed sooner, just shoot us a note or text.

We do not have a hot tub, but we have two fire pits in a heated patio area that are great for hanging out and relaxing after a long day! You can still wear your bathing suit; we won’t judge.

The old motel did have a hot tub, which is still listed in some deep tracks on the internet. We apologize for the confusion! We’ve tried to correct this everywhere it’s been listed. (Also, if you’d seen the old hot tub, you would understand why we chose not to have one 😉

Yes! You don’t even really have to walk, because we are located right in town. Leadville is a small place and you can get to just about every restaurant or shop easily by foot from the motel.
